Project Overview

Barry Turner & Son Ltd was appointed to deliver a full-service residential new build project in Eastwick, comprising both single and double-storey structures. From initial site clearance through to structural build-up, finishing, and installation of renewable energy systems, our team oversaw every stage of the project with precision, care, and full regulatory compliance.

The Problem

The site presented a number of technical challenges, including an uneven terrain, the presence of an outdated outbuilding, and limited infrastructure for drainage and power. In addition, to comply with modern building regulations, the development needed to integrate low-carbon systems and meet stringent fire safety and insulation standards.

The Solution

Our team carried out full site preparation, beginning with demolition of the outbuilding and levelling of the existing site. We excavated and poured concrete footings, installed drainage and backfill, then constructed the brick and block base up to the damp course.

Following this, we laid the subfloor and built up to plate level with integrated steel reinforcements to support large door openings and structural spans. The roof was constructed with timber frameworks and steelwork, including a flat roof section to allow in natural light over stairwells.

Once watertight, we began first-fix electrical and plumbing, underfloor heating installation, and internal finishes including fire-rated walls, tiling, plasterwork, kitchens, bathrooms, and final fix.

To meet sustainability requirements, we fitted the property with an air source heat pump to supply hot water and heating, supporting compliance with Part L Building Regulations.

We also incorporated best practice from the Future Homes Standard, preparing the building to meet 2025 requirements for thermal efficiency and decarbonisation of heat.

In addition, external electric vehicle (EV) charging was installed in line with the Building Regulations Part S, which mandates EV-ready homes in new developments.

The Outcome

The result is a high-performance, modern new build home that meets the latest environmental, safety, and energy standards. Designed to retain heat, reduce emissions, and deliver comfort year-round, this project reflects the craftsmanship and care Barry Turner & Son brings to every residential development.
