Project Overview

We recently carried out a full house refurbishment in St Albans, Hertfordshire, transforming an older property into a modern, energy-efficient living space. The client wanted the home to feel lighter, more open and finished to a high standard throughout. Our goal was to achieve a clean, contemporary look while ensuring all updates complied with current UK building regulations.

The Solution

The refurbishment included a complete update of finishes, lighting and flooring, with works carried out in line with statutory requirements:

  • Lighting Upgrade – Modern LED ceiling fittings were installed throughout living areas, hallways and bedrooms. These align with the government’s Building Regulations Part L guidance, which sets out standards for energy efficiency in homes, including reducing energy consumption through efficient lighting.

  • Flooring Installation – We fitted durable wood-effect flooring across the property. All works were carried out to comply with Approved Document M (Access to and Use of Buildings), ensuring appropriate thresholds, levels and safe movement throughout the home.

  • Interior Finishes – Walls were repainted with light-reflective finishes, skirting boards refreshed, and all detailing completed. Works were undertaken with consideration of Part B (Fire Safety) requirements, ensuring that wall and ceiling finishes did not compromise fire resistance in habitable rooms.

The Outcome

The result is a bright, spacious and comfortable property that not only meets the client’s vision but also satisfies the relevant requirements under UK building regulations. By upgrading lighting, finishes and flooring, we improved day-to-day comfort while ensuring compliance with energy efficiency, accessibility and safety standards, all of which are key priorities under the government’s long-term housing and sustainability strategy.
